We are members of SafeAgent which ensures that we must adhere to a code of professional conduct. This includes our holding all clients'monies in a formal Clients Account which is regularly audited, and protected by an insurance policy operated by SafeAgent.    
 

We provide two main options for you to consider:

1: “Introduction Only” – Where we will just find you great tenant(s).
2: “Introduction and Management” – Where we find you great tenant(s), then Manage the tenancy for you.

 

INTRODUCTION ONLY – WHAT’S INCLUDED?

Market Appraisal of your property and extensive advice on anything you may have to do to ensure that it is both marketable and compliant with prevailing regulations.

Full Marketing including listing on Rightmove and Zoopla, local press advertising, and making our many waiting tenants aware of the properties’ availablility.

Thorough referencing (By a nationwide specialist referencing company) of prospective tenants to ensure that they have stated their circumstances correctly. Includes credit checks, income checks, previous address searches, ID verification, Money Laundering checks etc etc.

Drawing up of Professional Quality Assured Shorthold Tenancy Agreement and all other required documentation.

Photographic record of the condition of your property (“Signed Off” and agreed with tenant(s) upon the start of the tenancy).  

Option to place your tenants’ deposit into an approved scheme where you are not a member of such scheme.

In summary, we find you suitable tenant(s), reference them, “Check them in” to the property, then send you all the paperwork you will require to run the tenancy.  


INTRODUCTION AND MANAGEMENT – WHAT’S INCLUDED?

Our Management package is great value and designed to ensure that you can relax - safe in the knowledge that you can trust us to look after your interests. We can even offer you the option of a very good value Rent Guarantee and Eviction Insurance of you require. 

At the start of each new tenancy we compile a large library of images to reflect the condition and contents at the outset. The tenant must agree that these are accurate and sign to confirm that they have accepted them.

Bellevue will advise you of your statutory obligations in respect of gas and electrical safety, and have contractors on hand to carry out the required inspections at very reasonable cost.

We will also provide a free Legionnaires Risk Assessment each year, and ensure that tenants documentation is updated annually to smooth the path when you wish to bring a tenancy to an end.

We undertake regular Condition Inspections and send you a written report/review at least once a year.

When a maintenance issue arises, we always offer you the option of appointing your own contractors, or using our pool of established tradesman. We add no fees or commissions to our tradesmans’ invoices, charge no administration fees for such works, and in most cases provide you with a quote before works are carried out. Simple, transparent, good practice.

You will receive a written statement when rent monies are received (Either by email, post or both) and we aim to transfer the money as soon as practically possible. Clients’ money is held in a designated clients’ account and we are regulated by SafeAgent and The Property Ombudsman.  

If you are already a member of a government approved deposit scheme we can send you the tenants’ deposit monies. Otherwise, we will place the deposit in the Deposit Protection Service custodial scheme - free of charge.

We often “inherit” tenancies from other Managing Agents where landlords have become disillusioned with their present arrangements. The files we receive are often chaotic, incomplete and non-compliant.  Don’t risk what is probably your largest investment by placing it in the hands of the inexperienced and incompetent.
